A government seized real estate property is that property which has been government repossessed because of failure of mortgage repayment by the owners.

A real estate property or home may also be government seized due to tax evasion or illegal activities. Each year, properties by the thousands are government seized.

Because of there is continuous arrival of new government seized real estate properties as well as the huge amount of time and money required to market and maintain them, the government try to recover even just a few of their money by performing a public government seized real estate property auctions.

In fact, government properties and can be bought for as high as 90 percent off the property’s market value.

Here are tips you can use when buying government seized real estate:

(1) Take the time to educate yourself regarding the different kinds of real estate properties as well as the process of foreclosure.

You can obtain huge savings during the “pre-foreclosure stage”, whereby the home owner can prevent a foreclosure at the same time the lender is able to save money and time going through the foreclosure process.

In which case the property owner (seller) can “get out” from his mortgage and not having to destroy his credit rating, the government (lender) saves time and cost on foreclosure expenses and you (buyer) can obtain a “below-market price” on a real estate property or home.

(2) Acquire financing early, because this guarantees that you are in a good financial position so to buy the property, therefore you are in a strong situation to negotiate.

Another reason for this is that some lenders do not finance government seized properties. So having an approved financing in hand makes your negotiations easier, and even possible for you to heal the default of non-payment by taking over the present loan in order to reduce processing fees.

(3) Consider having a “real estate” property agent as your “buyer’s representative”. Whereby the buyer’s representative is concerned with your interests and has the obligation of finding the appropriate property for you as well as negotiating for you the best deal there is.

Therefore you should find an agent having vast experience with foreclosure transaction, knowledge of regional, state and local laws to make sure that you are in excellent hands.

(4) It is important that you research first, because when it comes to buying government seized properties, timing is really everything!

(5) You must give out a realistic offer. Lenders usually will not just give real estate properties away, because the industry continues to climb higher.

Furthermore, financially distressed home owners may be hard to transact with, especially in the early foreclosure process.

As a buyer, if you are well educated, who can determine the amount owed on such a property as well as its market value and therefore you can come up usually, with a very realistic offer.

Buying government seized real estate properties is indeed an excellent way so as to save dollars on your vacation house, next home or as an investment property.

It can be more risky compared to purchasing traditional properties. However, along with that certain risk you take also comes the reward of huge potential savings. Just be wise, be well equipped in terms of knowledge.

Leaked diplomatic cables between Australia and the US Secretary of State, Hillary Clinton, have raised controversy in the Australian community. The documents were released by the whistle-blowing website Wikileaks. The cables between the then prime minister of Australia, Kevin Rudd, and the US Secretary of State, Hillary Clinton, revealed that China may need to be forced to integrate into the international community. The secret documents also contained information of a conversation between Clinton and Rudd in Washington. In the interview, Rudd stated that China was “paranoid” about Taiwan and Tibet.

The sensitive documents may place a strain on diplomatic relations between Australia and China. Despite this, Kevin Rudd reassured the public that the “robust” relationship between Australia and China wouldn’t sustain any substantial damage to the relations between the two countries. At this stage, Prime Minister Julia Gillard has provided no further comment on the matter, other than to ensure that the relationship between China and Australia would allow opinions to be expressed without any threat to either side.

At the heart of the leaks is Australian founder, Julian Assange. Wikileaks have now released 821 of their promised 251,287 US diplomatic cables. The cables are being released on a stage-by-stage basis. Earlier this week, Assange was arrested on suspicion of rape in London under a Swedish arrest warrant placed on him from a court in Stockholm on November 18.

Original Story
 • “Hotel development proposal could displace Buffalo, NY business owners” — Wikinews, February 17, 2006

In February of 2006, the Savarino Services Construction Corp. proposed the construction of a seven million dollar hotel on Elmwood and Forest Avenues in Buffalo, New York. In order for the hotel to be built, at least five properties containing businesses and residents would have to be destroyed. It was not certain whether the properties were owned by Savarino or by the landlord Hans Mobius. The hotel was designed by Karl Frizlen of the Frizlen Group, and is planned to be a franchise of the Wyndham Hotels group.

Elmwood Avenue is known by the community as a popular shopping center, and Nancy Pollina of Don Apparel (who is “utterly against” the construction) claims it’s the only reason why students from Buffalo State College leave campus. Additionally, Michael Faust of Mondo Video said he did not want to “get kicked out of here [his video store property].”

In 1995, a Walgreens was proposed to be built on the same land, but Walgreens later withdrew its request for a variance because of pressure from the community. More recently, Pano Georgiadis tried to get the rights to demolish the Atwater House next to his restaurant on Elmwood Avenue, but was denied a permit due to the property’s historical value. He has since been an opponent to the hotel construction.

In the process of debating the hotel, it was thought that a hotel had previously existed on the proposed site, however; research done at the Buffalo and Erie County Historical Society had shown that no hotel had previously existed on the site.

Protests which began Monday escalated to a riot on Wednesday consisting of over 10,000 people in Chi?in?u, the capital of Moldova, protesting the results of Sunday’s 2009 Moldovan parliamentary election, which showed an apparent, narrow victory for the Communist Party (Partidul Comuni?tilor din Republica Moldova, PCRM). Demonstrators claim the victory was the result of electoral fraud.

The demonstration escalated to a “flash mob” of between 10,000 to 15,000 communicating via online tools like email, micro-blogging tool Twitter, and social-networking website Facebook. “We sent messages on Twitter but didn’t expect 15,000 people to join in. At the most we expected 1,000”, said Oleg Brega of the activist group Hyde Park.

Police deployed tear gas and water cannons, and fired blanks into the crowd. The rioters threw stones at the riot police and took control of the parliament building and presidential office. A bonfire was built out of parliamentary furniture and all windows below the 7th floor were broken.

Approximately one hundred protesters and 170 police officers are reported as injured. There have been conflicting reports as to whether a female protester died during the altercation.

193 protesters “have been charged with looting, hooliganism, robbery and assault,” said an Interior Ministry spokesperson. This announcement sparked another protest by those demanding the release for those detained.

There is wide speculation about who was to blame for the rioting.

President Vladimir Voronin has expelled the Romanian ambassador from Moldova, blaming Romania for the violent protests. “We know that certain political forces in Romania are behind this unrest. The Romanian flags fixed on the government buildings in Chisinau attest to this” said Voronin. “Romania is involved in everything that has happened.“ Voronin also blamed the protests on opposition leaders who used violence to seize power, and has described the event as a coup d’état.

Protesters initially insisted on a recount of the election results and are now calling for a new vote, which has been rejected by the government. Rioters were also demanding unification between Moldova and Romania. “In the air, there was a strong expectation of change, but that did not happen”, said OSCE spokesman Matti Sidoroff.File:Dorin Chirtoaca.jpg

“The elections were fraudulent, there was multiple voting” accused Chi?in?u mayor Dorin Chirtoac? of the Liberal Party. “It’s impossible that every second person in Moldova voted for the Communists. However, we believe the riots were a provocation and we are now trying to reconcile the crowd. Leaders of all opposition parties are at the scene,” said Larissa Manole of the Liberal Democratic Party of Moldova.

The Organisation for Security and Cooperation in Europe (OSCE) proclaimed the PCRM to have won 61 seats in initial counts, enough to guarantee a third term in power for Voronin, who has held the position since 2001. But the Central Election Commission has received evidence of election violations, according to RIA Novosti, and upon recounts conducted of disputed polls, the commission reported that the Communists achieved 49.48% of the Moldovian vote, giving them 60 parliamentary seats — one short of the total needed to win the presidential election. “The electoral commission also granted opposition parties permission to check voter lists, fulfilling one of their chief demands,” said Yuri Ciocan, Central Election Commission secretary.

Voronin will step down in May, however his party could elect a successor with 61 parliamentary seats without any votes from outside parties as well as amend the Constitution. With the PCRM garnering 60 seats, the opposition will have a voice in the presidential election for a new successor.

The western part of Moldova was a part of Romania from the Romania’s independence until the region was detached by the USSR in 1940 to form the Moldavian Soviet Socialist Republic. On independence in 1990 the country sought union with Romania but the eastern, Russian- and Ukrainian-inhabited areas of the country declared themselves independent from Moldova and formed the state of Transnistria and movement toward union was halted.

Moldova is Europe’s poorest country, where average income is less than $250 (£168) a month. The country’s neighbours are Romania and Ukraine. Romania is a European Union (EU) state.

How does Floor Plan Financing work for Car Dealerships

by

sprokop

Floor plan financing is a key element of the auto industry in both Canada and the United States . Exactly what is floor plan financing and how does it work?

This type of financing is in effect a short term inventory financing for both new and used car dealerships . Traditionally the floor plan industry was geared towards what we know as franchise dealers, i.e those dealers representing product for the likes of GM, CHRYSLER, FORD, etc . The financing allows the dealers to carry sufficient inventory to satisfy customer needs and demands re model types, accessories, options, etc . It is an extremely large market in what is of course a multi billion dollar industry . When floor planning financing works properly it is effective, has a reasonable cost attached to the financing, and is totally transparent to the consumer . As consumers when we drive past auto dealerships, either new or used, we don’t care how the inventory got there, we just know its there for us to examine and purchase . Floor plan financing is executed on both a small and large basis . It is not unusual for finance firms to use more esoteric finance vehicles such as asset backed commercial paper, Special Investment Vehicles ( commonly called SIV’s ) etc. to finance the billions of dollars of inventory that the industry needs to move product through . Naturally, whether we are talking about the largest GM dealer in town, or a small used car dealership with multi lines of vehicles there has to be a finance program that can grow and backstop that inventory . In the Canadian marketplace as an example, with which this writer is more familiar , the independent dealers have as much need as franchise dealers for this valuable type of financing . We have all read recently that many of the tier one floor plan firms such as GMAC and CHRYSLER CREDIT have withdrawn substantially from the market . This has allowed a number of private firms to enter the market and capitalize on the withdrawal of the ‘ big boys ‘ . Additionally, as the banks perceived the auto market as significantly more risky in the current 2008-2010 economic turmoil they also have scaled bank in their previous focus on floor plan financing for car dealerships . Finance firms that execute well on floor plan financing initiatives are those that of course properly funded ; they also know how to collateralize the inventory through proper legal documentation and registration. The average term for a car being on the auto lot tends to be within 30-90 days . The floor plan financier registers liens on the vehicle, and when the vehicle is sold that lien is removed . The finance firm of course profits from the ability to charge the dealership interest over that 30-90 day period . Naturally this process repeats itself continuously . Lenders must have reasonable confidence in the financial viability of the dealer, more experienced and financially solvent dealers can naturally command larger floor planning facilities . Dealers also are subject to rigorous audits of the inventory . The lender wants to know the car is still there and hasn’t been sold and not paid for of course! Therefore VIN ( vehicle identification numbers ) are checked regularly by finance company personnel , insurance is validated, and random inspections are common Overall the auto floor plan facility is a key aspect of the automotive market , and is a significant benefit to both new an car dealers alike .
